How It Works

Two teams, one file, from the first call to the first booking

Doing this yourself takes 200 plus hours: picking a market, pulling comps, underwriting, chasing a lender who understands short-term rental income, then furnishing and launching the thing.

Kleer Circle runs the investment side. RC Lending runs the financing side. Both start on day one, so your buying power is confirmed before you ever look at a property.

The Financing Side

The four reasons high earners stall before they ever buy

The property is rarely what stops people. It is the financing question nobody gave them a straight answer on.

Here is the honest version.

Run My Numbers
“I need 25% down on an investment property.”
That is one option, not the only one. Second home financing can start considerably lower for a property you will use part of the year, and DSCR structures vary by lender and by property. The right number depends on how the property is classified and how it is expected to perform, which is exactly what gets sorted on the first call.
“My debt-to-income is already maxed out.”
DSCR loans qualify the property on its own projected rental income rather than your personal DTI. For a W-2 earner who already carries a primary mortgage, this is often the difference between a denial and an approval.
“I’m self-employed, so the write-offs will sink me.”
Bank statement and profit-and-loss programs qualify you on deposits instead of tax returns. Writing off your income does not have to cost you the property.
“My bank said no, so that’s the answer.”
That is one lender’s answer. RC Lending searches 3,000+ programs across 130+ lending partners, so the file goes to the lender most likely to approve your specific situation instead of the one bank you happened to already use.
Loan Programs

Financing built around how the property actually earns

Short-term rentals do not fit a standard primary residence file. These are the structures that do, matched to your income, your entity, and the property itself.
